Rental Terms and Fees
Rent is due on the first of each month. You can pay rent through the resident portal. The initial payment must be made by check, cashier's check, or online credit card payment. After the initial payment, you can also use e-check via the Resident Portal. Late fees are charged on the 6th of the month at $50 and $5 for every late day after that.
Yes, a security deposit is required. It can either be $200- or one month’s rent, depending on your screening results. Additionally, the security deposit is refundable. After you move out, the leasing office will inspect your apartment for any damages. If there are no damages beyond normal wear and tear and you do not owe any outstanding balances on your account, your security deposit will be refunded to you within 30 days of your move-out date. Please make sure to provide your forwarding address to the leasing office to ensure you receive your refund.
We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.
We accept lease terms between 7 and 15 months. For short-term leases between 7-11 months, there is an additional fee of $200 per month.
Yes, there are a few additional mandatory fees: 1. Application Fee: $75 per applicant (non-refundable). 2. Administration Fee: $250 per apartment. 3. Monthly Convenience Fee: $125/month including high-speed fiber optic internet, valet trash, pest control, smart home features, and the Amazon Hub.
Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.
The rent does not include utilities. You will be responsible for paying for water (billed by building management based on individual apartment usage), electric, cable, internet, and trash.
Policies and Rules
Yes, renters' insurance is required. You need to obtain a policy with at least $100, 000 in liability coverage. The average cost is around $25-30 per month.
If a visitor is here more than 7 days in any given month, they need to complete an application to be considered a resident.
Yes, pets are allowed! Each apartment may have up to two pets. There are certain breed restrictions, including Pit Bull / Staffordshire Terrier, Siberian Husky, German Shepherd, Alaskan Malamute, Rottweiler, Chow, Doberman Pinscher, Great Dane, St. Bernard, Akita, Wolf Hybrid, Bull Terrier, Cane Corso, and Presa Canario. Additionally, there is a 50 lb weight limit for any floor above the first floor. There is a non-refundable pet fee of $300 for one pet or $450 for two pets, plus pet rent of $25/month per pet.
Your lease agreement requires a written 60-day advance notice.
If you need to break your lease early, a 60-day notice is required. During this notice period, you must pay a fee equivalent to four months' rent. Additionally, any concessions received must be paid back, and rent must still be paid during the 60-day notice period.
Amenities and Services
Yes, we have on-site maintenance staff available for repairs. Regular maintenance issues are handled during our leasing office hours which are: Monday to Friday: 9am-6pm, Saturday: 10am-5pm, Sunday: 12pm-5pm. For emergency repairs, we have a courtesy officer available to handle these situations after hours.
Our community offers electric vehicle garages available for rent at $200 per month.
Our community offers a variety of amenities at no additional cost, including a fitness center, spa/hot tub, swimming pool, fire pit, pickleball courts, sand volleyball court, outdoor grilling area, dog park and dog spa, and a cornhole entertainment area.
We offer uncovered parking for all residents and guests on a first-come, first-serve basis. Additionally, we offer garage parking for rent at $150 per month.
Property Details
While we do not offer any pre-furnished floor plan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.
All units come fully equipped with a washer/dryer, dishwasher, microwave, refrigerator, and disposal.
Our community provides luxury living in one-, two-, and three-bedroom formats.
A maintenance request can be completed online or by calling the leasing office. If it is an after hours emergency, please call 855.921.6386, prompt 3. If it is during office hours, please call the office.
Prior written authorization must be obtained from the office.
